Frequently Asked Questions

You’ve got questions. We’ve got answers!

  1. How long does it take to finish a basement?
As with any large project, the time it takes to completely finish a basement and will vary based upon the size and scope of the project. On average, however, a basement finish takes 2-3 months from start-to-finish.
  2. Do I need a permit to finish or remodel my basement?
Ohio municipalities require that a permit be pulled for construction or remodel work, and permit costs vary by city and size of project. We produce the documents and drawings and obtain the applicable permits for your job and include it in our project cost. For most of our basement projects there will be a total of nine inspections from start to finish; five rough inspections to be done before drywall and four final inspections that will be done near completion.
  3. Does basement remodeling come with a warranty?
Columbus Suburban Construction provides a 1-year warranty on all basement and remodeling projects. Our standards are to meet and in most cases exceed NAHB performance standards for home builders and home remodelers.
  4. How messy is a basement remodeling project?
We realize remodeling can be very intrusive to the lives and daily routines of the occupants and we strive to minimize this in a few ways; rigid cardboard floor protection is taped to the floor to make a pathway from our entry point to the home to the basement door and routinely clean the path as needed during construction. Once drywall work is complete, we remove and replace this floor protection with a fresh layer for the remainder of the work. We do our very best to keep dust to a minimum on our projects including installing plastic barrier walls around our work areas, cover belonging that are near the work area with plastic, setup a ventilation system along with a high efficiency dust collector when cutting concrete, and we use HEPA high volume air scrubbers for sanding drywall. There will also be at least two full professional cleanings performed; the first one after drywall is done and the final clean after all work is complete. Smaller cleanings will be scheduled as necessary throughout the project.
  5. Who is responsible for designing the basement?
Together, we collaborate with the homeowner(s) and as well as our interior design professional to design a basement floor plan. After deciding upon your basement’s intended purpose, we’ll do on-site measurements to draw a detailed plan that is accurate to scale. We then setup another meeting where we’ll present our floor-plan design complete with electric, HVAC, and plumbing overlays along with our project budget broken down to the individual parts. Typically some back-and-forth revisions will be made to make refinements to the plan until everything is just the way you envisioned. Once we are all in agreement, we will upload the finalized plans onto your project website to be electronically signed by the owner. The plans are the official architectural plans that will be submitted to the city for permits and used by our trades as the blueprint for building. This part of the basement finish process is completed after going under contract and a start date will be agreed upon.
  6. Can we make changes after signing the contract?
Absolutely! We have change-order policies in place allowing for mid-project modifications to be made to the scope of work. We want you to be happy with the end result.
  7. Will a basement remodeling increase the value of my home?
The potential increase in value depends upon a number of variables. To get an accurate estimate, seek the counsel of a reputable Central Ohio appraiser or real estate agent. Additional finished square footage, however, usually adds to the value of your home but always improves the livability of your home!
  8. How soon does the work begin after we sign our contract?
Typically, our construction will begin within two months of the contract signing date. We use those two months to obtain permits and finalize design plans.
  9. What areas of Central Ohio do you service?
We serve Central Ohio’s finest communities in Delaware and Franklin counties including Beechwold, Bexley, Blacklick, Clintonville, Dublin, Gahanna, Galena, Grandview Heights, Lewis Center, Marble Cliff, New Albany, Powell, Sunbury, Upper Arlington, Westerville, and Worthington.
  10. Why should I finish my basement?
Why wouldn’t you finish your basement?! Use the space you have to its full potential and make the most of what your home has to offer. Typically a finished basements adds 50% to 100% more living space to a home depending on how many above-grade levels the home has.
